HVAC Systems
As you strive to make your Building, Manufacturing and Industrial Facilities an asset it has never been more of a necessity to have in place a Preventative Maintenance Agreement (PMA) ensuring proper and efficient operation of your equipment and managing Total Cost of Operation.
The TS Mechanical Preventative Maintenance Agreement includes the following:
First, we do a System Evaluation which is an on-site inspection of your facility’s equipment:
- Analyze all components and their connections to controls and equipment
- Check all lubricant and refrigerant levels
- Take air and temperature readings at critical points throughout your facility
- Identify design shortcomings relative to facilities purpose and goals
- Measure airflow/circulation of systems
- Compare equipment heat output with cooling capacity and identify risks.
- Perform a Computational Fluid Dynamics (CFD) analysis where applicable
Secondly, we complete the System Evaluation Report; it provides a comprehensive summary including a CFD report showing airflow characteristics and a unit performance analysis with executive conclusion of solution if applicable.
Then, we establish a quarterly schedule for routine filter changes, clean coils and other general tasks ensuring proper operation with the utmost efficiency.
Benefits of a PMA include immediate response to your situation should your system go down, record and store maintenance data that can verify and confirm cost of operation and return on investment of your facility. Results are in the knowledge and peace of mind that comes with our promise that your facility will not go down and disrupt your business.
