Mission Critical Maintenance

As Data Centers enter the perfect storm it has never been more of a necessity to have in place a Preventative Maintenance Agreement (PMA) ensuring proper and efficient operation of your equipment and managing Total Cost of Operation.

The TS Mechanical Preventative Maintenance Agreement includes the following:

First, we do a System Evaluation which is an on-site inspection of your computer room or Data Center equipment:

  • Analyze all components and their connections to controls and equipment
  • Check all lubricant and refrigerant levels
  • Take air and temperature readings at critical points throughout your facility.
  • Identify hot spots
  • Measure airflow to identify under-floor obstructions and ease of air movement through network racks.
  • Compare equipment heat output with cooling capacity and identify risks.

Secondly, we complete the System Evaluation Report; it provides a comprehensive summary and a Computer Room Air Conditioner (CRAC) unit performance analysis with executive conclusion of solution if applicable.

Then, we establish a quarterly schedule for routine filter changes, clean coils and other general tasks ensuring proper operation with the utmost efficiency.
